Lake Norman is a vibrant destination for residential real estate, offering a wide range of home styles for first- and second-home buyers. A Diverse and Exciting Location

Originally created in the 1960s for hydroelectric power, Lake Norman has become a sought-after recreational spot for Charlotte residents and a vacation destination for people across the country. The recent increase in remote work and the convenient commute to Charlotte, aided by the toll lanes on Highway 77, has resulted in more full-time residents settling on the lake.

Lake Norman has also attracted buyers from different regions, such as former snowbirds and retirees who left the Northeast for Florida but became dissatisfied and now seek a temperate climate with four distinct seasons. In 2020, Lake Norman's luxury market experienced significant growth, with 358 homes selling for $1 million or more compared to 213 in 2019. Notably, a waterfront mansion was listed for $16 million, and a family compound on a private island is asking $22 million.

A New Chapter on Lake Norman

For those interested in new construction directly on the lake with easy access, Lakeside Pointe on Lake Norman is worth exploring. This remarkable community, situated just off Highway 150 in Sherrills Ford, offers all residents access to the lake along a scenic mile-long peninsula.

Among the 217 planned homes, 46 will be directly on the lake, and 37 will offer lake views. All homeowners can enjoy two miles of lakeside walking trails, community boat docks, and a comprehensive amenity center located on a peninsula extending into one of the most pristine coves on Lake Norman. The homes at Lakeside Pointe are designed with modern influences to cater to today's lifestyles, providing a variety of home styles and sizes that create an authentic neighborhood atmosphere.

$500M development advances in Chapel Hill with new homes, shops, amenities

A $500 million mixed-use development with up to 50,000 square feet of commercial space is coming to southern Chapel Hill.

Beechwood Carolinas, a New York-based developer, is advancing plans for South Creek across from Southern Community Park after the Chapel Hill Town Council unanimously approved a rezoning earlier this month. The 815-home development at 4511 S. Columbia St. will also have between 21,000 and 52,000 square feet of retail and commercial space.

Beechwood Carolinas Principal Steven Dubb said South Creek is fully funded through The Beechwood Organization, which Beechwood Carolinas is a division of, without outside equity or capital partners. The company might secure a construction loan in the future, but it doesn’t need one yet.

There will be 120 apartments, 606 condominiums and 89 townhomes. The apartments and condos will be a mix of studio, one-, two- and three-bedroom units while the townhomes will have two, three and four bedrooms. Both the apartments and condos will be in 5-story buildings over covered parking and some retail. The townhomes will be two stories with garages.

The apartments will range from 525 to 2,725 square feet and be for rent. Dubb said the units will be market rate. The condos will have the same square footage range as the apartments but will be for sale. The townhomes will be 1,600 to 2,900 square feet and also be for sale. Dubb said the pricing will start in the $300,000s and push close to the million-dollar range.

Part of the rezoning came with a condition that 15 percent of the for-sale units and 10 percent of the apartments must be affordable. All the affordable units must be split in half at 65 percent of the area's median income and 80 percent of AMI. Residential amenities include a swimming pool, splash pads, fitness center, game rooms, communal workspaces, podcasting studios and outdoor gathering spaces. One of the outdoor spaces will be an open lawn for events and entertainment while a larger outdoor green space will be for events like food truck rodeos, farmers markets and festivals. There will also be public art and EV charging stations.

The commercial and retail portion will be uses that complement the community like food and beverage retailers, services, office and medical office. Dubb said the company isn’t looking to bring in a grocer though as Weaver Street Market is across the street in Southern Village. With a big range of potential commercial space, the company is looking to hit the upper end of that square footage.

“[Looking to bring] The types of tenants that our owners and renters would consider to be an amenity to the community and who can support living in the community and not necessarily having to get in your car to go do everything,” Dubb said. “Based on the input from the town that we've gotten and what we know from doing projects like this in the past, the more quality retail we can build, the better the project is. We are hoping to maximize that [commercial space].” 

Originally the company was anticipating breaking ground in late 2024 but Dubb said it is aiming for starting in mid 2024 with first occupants moving in 2025. The entire development is a multi-year, multi-phase project that will take between four to eight years to complete.

The previous zoning allowed for a former development proposed on the site, Obey Creek by East West Partners. Obey Creek was more commercial heavy and took several revisions to get approved. With the change in the market, East West Partners decided to forego the project.

The Beechwood Organization acquired 103-acres for $7.25 million in 2021 from East West Partners with 43 of them slated for the South Creek development. This is the company’s first development in the Triangle. The company recently launched Beechwood Carolinas, which will focus on residential development in the Carolinas.

It will be condos, not apartments for this $75 million Saratoga Springs hotel resort project

Developers Mike Dubb and Larry Roth have decided to build condominiums instead of apartments as they charge ahead with a $75 million-plus expansion and renovation of the Adelphi Hotel in downtown Saratoga Springs.

The strategy shift comes after the developers discovered during last year’s test marketing that there is a growing number of potential customers who are more interested in buying than renting a piece of the 200,000-square-foot Broadway resort.The vision for the project is to create a 5-star lodging and dining experience unlike anything else in the affluent city of 28,000. The resort will expand its number of hotel rooms from 32 to 65, while constructing an additional 79 condos that will be marketed for somewhere between $600,000 to $1.5 million apiece. The Adelphi also will offer customers access to a spa, concierge services, housekeeping, a ballroom and on-site restaurants serving sushi, raw oysters and $90 Delmonico steaks.

Development partners Dubb and Roth hinted they were thinking about a shift from apartments to condos last fall. Since then, they decided to seek approval for their condo offering plan from the New York State Office of the Attorney General.

The fellow thoroughbred owners and racing fans teamed up two years ago to map out a strategy for expanding the Adelphi.

Dubb is the founder of Beechwood Homes, a company that has constructed more than 10,000 houses on Long Island. Dubb also has had success developing large-scale luxury resorts. He developed The Vanderbilt with 197 apartments and hotel rooms in Westbury on Long Island four years ago. Demand was so strong, he constructed a similar project about a mile away, The Selby in Westbury, with 237 apartments and hotel rooms.

Roth is the former owner of Marchon Eyewear Inc., one of the world’s largest eye care companies. He also was part of a separate group that invested $28 million to renovate the Adelphi into a 32-room boutique hotel about five years ago, offering guests rooms with heated floors, heated toilet seats, bidets and fiber optic internet connections.

Now, Roth and Dubb are expanding the Adelphi by tying it into the former Rip Van Dam hotel next door.
Bonacio Construction of Saratoga Springs is the contractor for the project and Gilbane Building Co. of Albany is the owner’s representative.

Dubb said the Adelphi expansion remains on track to be completed by spring of 2024. Some of the new hotel rooms are expected to open next month. And the remainder of the hotel rooms will be ready in time for the 2023 thoroughbred racing season this summer.

Under Michael Dubb’s leadership, The Beechwood Organization has built more than 9,500 homes and 70 communities in Long Island, New York City, Upstate New York and North Carolina since 1985.

His privately owned company is one of the largest builders of single-family and multifamily housing in New York State and has created many notable sophisticated lifestyle communities on Long Island.

A native Long Islander, Dubb is highly active in civic, community and professional organizations. An avid horseman, he is a seven-time leading thoroughbred owner in New York State and has served as a board director of the New York Racing Association since 2008. In this role, Dubb led the effort to create better living conditions for backstretch workers, including the construction and renovation of several dormitories at racetracks in Belmont and Saratoga.

However, Dubb views his greatest achievement for the region as bringing the New York Islanders back to Nassau County. When he learned the NHL team was contemplating a new arena at Citi Field in Queens, he immediately brought his business partner and friend, Charles Wang, to Belmont Park. Together they created the vision for a new arena and presented it to Scott Malkin, a current co-owner of the Islanders, who also liked and approved the idea. Their vision became reality when UBS Arena opened to fans in 2021.

The pinnacle of Dubb’s public service is on behalf of The Belmont Childcare Association, for which he is chairman and past president. In 2002, Dubb spearheaded, built and donated materials for construction of Anna House, a 7,500-square-foot daycare center for the children of Belmont Park’s backstretch workers.
In the 20 years since, 1,200 children from infancy through 7th grade have attended pre-school and after- school programs. This innovative initiative, providing daily education and care for 75 children each year, 365 days a year, was the first of its kind in the nation and set a standard for other racetracks to emulate. In 2011, given the overwhelming need for this program, and to accommodate additional children, Dubb built a 1,500-square-foot extension. In 2020, at Saratoga Race Course, he donated and built a 4,300-square-foot facility, Faith’s House, named after his mother, which opened in 2021.

Dubb is a lifelong director and former two-time president of the Long Island Builders Institute and a former board member of the Long Island Housing Partnership.
